Planning Applications & Advice

To many people 'planning' means the control of development through the planning applications system. Development control involves the controlling of building and engineering operations or changes in the use of land and buildings.

This control operates within a set of rules supplied by the government but also relies heavily upon precedence and case law established since 1947 when the modern day system commenced.

Planning permission is therefore not always required and there are circumstances where the works are either not development requiring planning permission or are permitted development. The rules that govern this can be complex and need to be the subject of specific enquiries.

The council provides a pre-application advice service, but there are fees for this.

For help with submitting your planning application or general enquiries about the procedures, the planning admin team can assist.

For general planning enquiries there is a 'duty planner' service available during mornings with voicemail outside these hours, we aim to return calls the following working day.

The council has set out to provide an efficient development control service but is also concerned that the outcomes of the service are of the right quality. It is important that the control of development contributes to the council's overall objectives and the quality of life for its residents and business community.
