Broxtowe’s Housing Development Team shortlisted again!
Earlier this year Broxtowe’s Development team were also shortlisted for the Local Government Chronicle “Best Small Team” award.
From May 2024 – July 2025, the team have managed to increase the Council’s housing stock significantly, purchasing or constructing 106 new homes for affordable rent – helping to exceed the initial 5 year start or complete target for June 2025 of 125, with 207 new homes either ready to be lived in or on the way.
These additions included the Council’s first four homes under the shared ownership scheme at Field Farm in Stapleford, developed in partnership with Peveril Homes. This helps Broxtowe residents take their first steps onto the property ladder, along with 22 rented homes on the same scheme.
Adaptions to a number of ‘buy-back’ houses were also made to ensure they meet modern accessibility regulations.
Building on these achievements, a contract was also signed with Peter James Homes to develop another 51 homes as part of their prestigious Hemlock Gate site in Bramcote. Designed with the latest energy efficient technology to achieve an EPC rating of A, these properties will deliver benefits not only for our environment but to the financial wellbeing of tenants.
In this time, the Housing Development Team has grown from just one staff member to a team of five, including two degree apprentices from Nottingham Trent University, Jack and Rachael, who have both passed their first year with first class grades.
Much of this delivery has been made possible thanks to the Council developing our relationship with Homes England to achieve funding. Through this, funding from the government agency tripled, taking it from £945,000 to £3.2 million.
Interim Chief Executive, Zulfiqar Darr, says, “I’m immensely proud of the team, seeing them hit the milestones and targets recently, it has been nothing short of incredible - I’m looking forward to hearing about the team developing more affordable homes in the future.
“It’s fantastic to have external recognition relating to the great affordable housing delivery and pipeline at Broxtowe Borough Council, and shows that our commitment to providing homes at an affordable rent to our residents is second to none.”
This comes off the back of the Council meeting it’s 2019 ten-year Housing Delivery Plan (2019-2029) four years early, delivering more than 280 affordable homes for rent, far exceeding the target of 230. The new five-year plan (2025-2030) aims to build another 250 high quality properties before the end of the decade.
