Topping out ceremony marks major milestone for Pencil Works enterprise hub in Stapleford
Representatives from the Towns Fund Board, Geda Construction and architects Maber, attended the ceremony, which marked the completion of the building’s structural frame — a major step forward as the development moves closer to welcoming new businesses and visitors in Autumn this year. 
Funded through the £21.1m Stapleford Towns Fund (now part of the Local Regeneration Fund), the Pencil Works will deliver a transformative enterprise hub designed to revitalise the town centre and support sustained economic growth. Once complete, the building will offer:
- Creative makers’ spaces for creative and digital businesses
- Retail units, including a provision one food and beverage outlet
- Flexible office accommodation for start-ups and small enterprises
The project will create dozens of new jobs and provide 1,000 square metres of high‑quality retail, leisure and office space, helping to nurture local innovators, boost footfall and support a vibrant environment for work, creativity and community activity.
Featuring a contemporary architectural design, the Pencil Works has been carefully developed to enhance the surrounding streetscape and integrate seamlessly with neighbouring buildings.
The building’s name pays tribute to Stapleford’s industrial heritage, drawing inspiration from the former F. Chambers & Company Limited Pencil Works, which operated in the town from 1915 to 1973 and reflects Stapleford’s longstanding links to pencil manufacturing.
Ian Jowett, Chair of the Stapleford Towns Fund Board, said, “The Towns Fund is all about helping our town get back on track, and this is one of our largest projects supporting local businesses, artists and creators, and generating new jobs.
“With the structural frame now complete, work will progress on the building’s exterior finishes, internal layouts and fit‑outs for retail, office and creative spaces. We want to give people a reason to come to Stapleford for work, leisure and pleasure, because we know this will provide a much‑needed boost to our local economy.”
